Our illustrative masterplan sets out our vision to deliver a vibrant and sustainable community, complementary to and well-connected with the neighbouring village of Banwell.
It has been informed by the site’s constraints and opportunities and detailed technical studies, developed alongside the emerging Local Plan allocation and in close consultation with NSC and other stakeholders.

Ainscough Strategic Land is proposing:

Up to 600 new homes across a mix of house types, including affordable homes, those suited to first time buyers and later living accommodation.

A mixed-use local centre to provide a range of services and facilities serving both new and existing residents, split across ASL and Bloor land.

Blue infrastructure to manage surface water run-off and existing flood risk.

A new primary school in the heart of the development.

Extensive landscaping and enhanced green infrastructure.

Significant opportunities for biodiversity net gain and ecological enhancement.

Emerging Parameters
Our planning application has been submitted in outline, to agree key parameters for the site such as land use, access and movement and landscape, ecology and green infrastructure. Reserved matters applications would follow to fix details such as housing types/design, layout plans, detailed landscaping, precise land uses within the Local Centre etc.
Local Centre
Part of the local centre for the wider Wolvershill new settlement is located within ASL’s proposed development. ASL’s share could include:

Local Centre Masterplan
Education

Primary School Masterplan

A new primary school will be located at the heart of the settlement, within walking and cycling distance for residents. It sits immediately adjacent to the local centre and later living accommodation, maximising the benefits of intergenerational mixing.

The site can accommodate up to a 3 form entry primary school and would be handed to NSC as the education authority.

It includes a parking/drop off area and outdoor sports facilities which could be available to the public outside of school hours.
Green Spaces

ASL’s masterplan is driven by creating interlinked green spaces which will benefit residents in their daily life as well as local wildlife.

This includes play areas, green routes and dark corridors for bats, with a pedestrian and cycle network which maximises permeability, accessibility and sustainable transport, acting as a green lung to the development.

A critical element is the Strategic Green Gap between the new settlement and Banwell Village. We are proposing to deliver a new community park for existing and new residents, and there is also the potential to include sports pitches. We are keen to hear the community’s view on what you would like to see here, noting that it needs to perform various functions including biodiversity enhancements.

Character Areas
The proposed development will be divided into three broad Character Areas, each responding to its unique physical setting, and reflecting key attributes of the surrounding areas. These are Mendip Gateway, Moorland Neighbourhood and the Local Centre.
